We work with a small number of camper owners to offer thoughtfully prepared rentals through trusted booking platforms. Our program is designed for owners who want their campers cared for, used responsibly, and shared when not in personal use.

Memory Lane partners with a limited number of camper owners to offer their campers for rent through trusted third party booking platforms. When your camper is not reserved for your personal use, it may be listed for rental based on availability you approve. Memory Lane handles listing setup, guest communication related to the rental, add ons, and general coordination, while bookings, payments, insurance, and roadside coverage are managed through the platform.
This program is designed to share your camper responsibly, not to maximize volume at the expense of condition.
You retain the ability to use your camper. Owner use is coordinated through a shared availability calendar. Personal trips must be blocked in advance and may need to work around existing reservations. Once a rental is confirmed, it cannot be displaced.
The program works best for owners who do not need last minute access every weekend and are comfortable planning personal use ahead of time.
Professional photography and listing setup for the booking platform are included as part of the program. We handle initial photos, listing creation, descriptions, and pricing guidance to ensure your camper is accurately represented and competitively positioned.
How Revenue Is Split
Rental revenue from the base nightly rate is split evenly between the owner and Memory Lane. Additional revenue generated from delivery, cleaning, setup, and optional add ons is retained by Memory Lane.
Revenue is processed in the following order:
1. The booking platform collects payment and deducts its platform fees.
2. Funds are released to Memory Lane.
3. The revenue split is calculated.
4. From the owner’s portion, maintenance expenses and required reserve funding may be deducted.
5. Remaining funds are paid to the owner.
Exact platform fees, fund release timing, deductibles, and payout timing are governed by the booking platform and may vary.
Net owner earnings are determined after platform fees, revenue split, maintenance expenses, and required reserve funding.
Each camper maintains a maintenance reserve of $2,500. The reserve:
• Is funded exclusively from the owner’s portion of rental proceeds
• Is used for maintenance, repairs, operational readiness, and winterization
• Is replenished from future rental proceeds if utilized
• Remains the property of the owner and is returned upon exit from the program, less any unpaid repair costs, outstanding charges, unresolved claims, chargebacks, or pending financial adjustments
Memory Lane does not absorb non renter related mechanical or maintenance costs. All non renter related expenses are paid from the owner’s reserve or future rental proceeds.
Owner payouts are processed after funds are released by the booking platform and after any applicable maintenance or reserve adjustments.
A camper rented 120 nights per season at an average nightly rate of $165 may generate approximately $19,800. Net owner earnings are determined after platform fees, revenue split, maintenance expenses, and required reserve funding.
Actual results vary based on seasonality, demand, availability, condition of the camper, and market factors. This example is illustrative only and not a guarantee of income.
If damage occurs during an active reservation, Memory Lane documents the issue, coordinates communication, and assists with the booking platform’s claims process.
Coverage determinations, claim approvals, deductibles, exclusions, and timelines are governed by the booking platform’s insurance policy and the specific circumstances of the incident.
The renter’s protection plan may include a deductible, which the booking platform attempts to collect from the renter. Approved claim funds are applied toward repair costs. If any deductible amount, excluded item, or portion of the claim is not recovered or approved by the platform, the remaining balance is the responsibility of the owner and may be paid from the maintenance reserve or future rental proceeds.
Memory Lane does not determine coverage or guarantee reimbursement.
Non renter related mechanical failures or pre existing conditions discovered during a rental remain the responsibility of the owner and may be paid from the maintenance reserve.
If a mechanical or physical issue occurs during a rental, we coordinate diagnostics, repairs, and communication with service providers and the booking platform. If the issue is related to renter use, we assist with documentation and insurance or damage claims through the platform. Wear related failures and long term maintenance remain the owner’s responsibility.
All rentals are booked through third party platforms that provide insurance coverage, payment processing, and roadside assistance during active reservations. Coverage details, deductibles, exclusions, response times, and claim procedures are defined by the booking platform and not by Memory Lane.
Renter related damages are processed through the booking platform’s insurance program. Memory Lane coordinates documentation, communication, and repair scheduling as needed, but does not determine coverage or approve claims.
Owners are responsible for understanding how platform coverage interacts with their personal insurance and are encouraged to consult their own insurance professional with any questions.
Insurance coverage is subject to deductibles, exclusions, and platform specific terms.
All reservations are processed through third party booking platforms that control payment processing, fraud review, and dispute resolution.
In the event of a renter chargeback or payment reversal where the financial institution rules in favor of the renter and funds are not recovered, previously distributed earnings related to that reservation will be proportionally reversed for both the owner and Memory Lane.
If a chargeback occurs after payouts have been made and funds are not recoverable, any resulting shortfall may be deducted from future rental proceeds or the maintenance reserve as necessary.
Chargeback determinations, timelines, and dispute procedures are governed by the booking platform and payment processor. Memory Lane does not control, influence, or guarantee the outcome of chargeback disputes.
Consigned campers are stored outdoors when not in active use. Campers are not kept in garages, under cover, or connected to shore power, and heating or air conditioning is not maintained while in storage.
There is no charge to owners for storage while the camper remains in the program.
Each camper is cleaned, inspected, and fully prepared prior to delivery or pickup for a reservation.
At the conclusion of the rental season, campers that remain with Memory Lane will be professionally winterized as part of operational readiness. Winterization costs are paid from the owner’s maintenance reserve.
Owners who prefer to take possession of their camper for off season storage may do so prior to winterization. If a camper is removed before seasonal winterization is performed, winterization becomes the responsibility of the owner.
Winterization timing and procedures are coordinated based on seasonal weather conditions and operational scheduling.
This storage model allows us to operate a simple and cost effective program while ensuring each camper is properly prepared for rental use.
Each camper is cleaned, inspected, and prepared before and after rentals. This includes standard turnover cleaning and basic visual checks to ensure the camper is ready for the next use.
Routine turnover cleaning and operational readiness are included as part of the management service. Long term maintenance, mechanical repairs, wear items, upgrades, and non renter related repairs remain the responsibility of the owner and are paid from the owner’s maintenance reserve or future rental proceeds.
Normal wear is expected with any rental activity, and cosmetic changes over time should be anticipated.
This program is best suited for owners who understand that rental use, even when well managed, is not the same as private only use.
Rentals involve normal use. Minor cosmetic wear such as small scratches, scuffs, or interior use marks are expected over time. We monitor condition closely and address issues promptly, but consignment is not a preservation only program.

Memory Lane does not authorize non emergency repairs without owner consent. In situations involving safety concerns or risk of further damage, limited emergency coordination may occur prior to owner approval.
Repair facilities may be selected based on availability, location, urgency, and platform requirements, with owner input when feasible.

Owners are responsible for keeping the camper mechanically sound and legally compliant. Routine wear, aging components, and non renter related mechanical issues remain the responsibility of the owner.
The required maintenance reserve is held to cover annual service, winterization, and non renter related repairs. The reserve remains the property of the owner and is returned in full upon exit from the program, less any outstanding obligations.
We work with a limited number of owners who understand the responsibilities of rental use and want structured, professionally managed operations.
